Workplace Concepts was appointed by Marathon Asset Management to design and project manage all aspects of refurbishment of the 13th, 14th & 15th floors of Orion House, whilst they remained in occupation.

Client objectives

MAM’s key objective was to refurbish their office space to provide a vibrant working environment for their staff and Clients, whilst fulfilling the need to restructure department adjacencies across all three floors to improve business efficiency.

Client facing areas, such as reception and meeting rooms needed to reflect their professional business reputation and provide acoustic privacy. Air conditioning and multi media systems were fully accommodated into the final design.

What we did

All three floors were stripped back to shell & core and completely refurbished to a very high standard, with a number of specialist finishes, such as Smartglass to meeting rooms. These works included all new building services and voice & data systems to serve the functionality of each area.

The space was redesigned to provide a mixture of open plan, cellular offices, meeting rooms, dealers’ room, boardroom, receptions, staff breakout area and computer room.

Liaised with the Landlord to obtain a License to Alter for the works, together with all necessary Statutory Approvals.

We always knew this would be a difficult project to execute from the beginning, especially as the works needed to be carried out in a multi tenanted building, whilst we remained in occupation. Workplace Concepts were excellent in guiding us through the various stages of the project and taking full responsibility for its delivery. We were also delighted that the completed work really does look like the initial concept designs.
