Scotland TranServ is a joint venture, which brings together the expertise of two of the UK's leading providers of management and maintenance services of roads and bridges. The Balfour Beatty Group is one of the UK's most successful contractors and Scotland's leading roads contractor.
Workplace Concepts were commissioned to provide a complete design and project management service for creating a new head quarters office (7,600 sq ft) over a period of 6 weeks. The general scope of works include:
Due Diligence - pre-acquisition surveys:
- Detailed dimensional survey & place the building on Auto CAD
- Building survey
- Mechanical & Electrical validation
- DDA (Disabled & discrimination audit)
Pre-tender:
- Develop the Client's requirements
- Concept & detailed design
- Tender the works
Contract:
- Build new solid and full height glazed partitions
- Suspended ceiling modifications
- Formed new cellular offices, meeting rooms, boardroom, conference room, reception area, staff breakout and computer room
- Extensive alterations and enhancements to the electrical services.
- Installation of a new Daikin VRV air conditioning system, together with fresh air
- Form comprehensive computer room, complete with ups and fire suppression systems
- Infrastructure voice and data cabling (VIP)
- Building access control system
- Floor and wall finishes
- Furniture procurement and installation
Post-contract:
- Maintenance agreements
Points of Interest: The Client needed to procure both the building and the fitting out works in very short time in order to meet their Clients needs. Therefore the project had to be fully designed very quickly in order to obtain a build warrant from Building Control before the works could commence on site. This was achieved and the project was completed on time and within budget.
