Workplace Concepts were commissioned to provide a comprehensive design and project management service for creating a new production facility in Rhymney, South Wales. WCL played a key role in the negotiations and procurement of an existing warehouse 102,000 sq ft building, which required extensive refurbishment to meet Neuson's requirements. The general scope of works included:

Due Diligence - pre-acquisition surveys:

• Building survey
• Geo-Environmental Assessment survey
• Mechanical & Electrical validation

Pre-tender:

• Develop the Client's requirements
• Concept & detailed design
• Tender the works

Proposed scope of works:

• Strip out internal walls and finishes back to the building shell
• Build new solid and full height silicon jointed glazed partitions
• Suspended ceiling modifications
• Form new show room, cellular offices, meeting rooms, boardroom, conference room, reception area, computer room, staff canteen, production offices and first aid room etc
• Build new mezzanine floor
• Install new high speed roller doors and dockleveller equipment
• Building new architectural feature staircase
• New raised access floor
• Refurbished the existing male and female core toilets and form new disabled toilets
• Carry out floor repairs and lay a new floor screed
• Install high bay racking
• Upgrade utilities services to the building (600 kVA electrical and 300m3 per hour gas supply)
• New lighting and power installation to both the production and office area.
• Fire alarm installation throughout
• Install a VESDA fire detection system to the computer room
• Install new air conditioning (VRV) and fresh systems through the building
• Fume extract to system to all machine bays
• Compressed air installation to all machinery and bays
• Install paint shop together with associated services  
• Infrastructure voice and data cabling (CAT 6) to support VOIP installation
• Build new conference room/training facility complete with audio visual presentation equipment
• Comprehensive CCTV and access control systems
• Floor and wall finishes
• Furniture installation
• De commission all existing production equipment from Tredegar, relocation to Rhymney and commission.

Points of interest:

This was a complex project that was constantly changing, whilst the client introduced new products to the proposed assembly line. Neuson Ltd is part of the Wacker Neuson Group, who are based in Germany. Close liaison was required with production personnel from Germany to ensure exacting standards were being designed into their new facilities.

The existing building had been left vacant for a considerable period of time by the previous owners and as such most of the building services had either reached the end of its life expectancy or was no longer compliant with current regulations. WCL worked closely with Neuson Ltd in developing financial cost plans, which resulted in the successful procurement of the building freehold.
