Marathon Asset Management (Marathon-London in North America) is an owner-managed global equity investment firm based in London managing assets for a broad range of institutional clients.
Workplace Concepts were commissioned to provide a complete design and project management service for creating a new head office (13,500 sq ft over the 13th, 14th & 15th floors). The general scope of works include:
Due Diligence:
- Detailed dimensional survey & place building on Auto CAD
- Mechanical & Electrical validation
- DDA (Disabled & discrimination audit)
Pre-tender:
- Develop the Client’s requirements
- Concept & detailed design
- Tender packages
Contract:
- Strip out all finishes and services back to the building shell
- Build new solid and full height silicon jointed glazed partitions
- Install new Privilite glass to partition fronts to conference and meeting rooms Install acoustic sliding and folding partition walls
- New Suspended ceiling and energy efficient modular lighting
- Form new cellular offices, meeting rooms, boardroom, conference room, reception area, staff breakout and computer room
- Computer room raised access floor
- VESDA fire protection system to the computer room
- Refurbished the existing lift core
- New elctrical services, including lighting, small power and fire alarms
- Installed new air conditioning four pipe fancoil system to all floors
- Install new AHU’s and associated ductwork to provide fresh air throughout the office space
- Infrastructure voice and data cabling CAT 6 to support VOIP
- Installation of audio visual equipment to the meeting rooms
- Comprehensive CCTV and access control systems
- Floor and wall finishes
- Procurement and installation of new office furniture including purpose made joinery
- Office furniture and equipment relocation
Post-contract:
- Maintenance agreements
Points of interest:
Orion House is occupied by several different tenants so it was essential to ensure that any possible disruption was kept to a minimum, which required out of hours working. The existing air conditioning was a VAV installation which had reached the end of its life expectancy. However the central chillers were only a couple of years old and capable of providing the required duty.
Extensive negotiations were required between Workplace Concepts and the Landlord’s professional team to obtain all necessary approvals.
